GENERAL

Stay Comfy Villas acts as the booking agent on behalf of the property owners for all accommodations featured on our website. When you make a reservation, your booking agreement is with Stay Comfy Villas and is subject to the terms and conditions outlined below.

BOOKING

A deposit payment is required to confirm your villa reservation. The amount of the deposit, as well as the schedule for the remaining payment, varies depending on the individual villa. Please refer to the Payment Policy section within the House Rules of each villa for the applicable terms. 

PRICE INCLUSIONS

Please refer to the “Price Includes” section of each villa listing for details of what is included in your stay.

Services or items listed under the “Extra Services” section are not included in the villa rate and are subject to additional charges.

CANCELLATIONS

Each villa has its own cancellation policy, which can be found in the Cancellation Policy section within the House Rules of each listing.

However, in the event of unforeseen circumstances such as health issues, natural or physical disasters, or flight cancellations, we will work with you to find the best possible solution, which may include rescheduling your stay for alternative dates or issuing a full refund.

CHECK IN & CHECK OUT

Check-in and check-out times vary depending on the individual villa. Please refer to the Check-in & Check-out section within the House Rules of each villa listing for the specific timings.

Where possible, we will do our best to accommodate flight arrival and departure schedules.

FULLY CATERED VILLAS

All of our villas are staffed full-time, and most include daily breakfast.

STANDARD OF ACCOMMODATION

We strive to ensure that all properties featured on our website are represented as accurately as possible. While the villas are not officially graded, each property is carefully selected to meet high standards of cleanliness, comfort, and quality furnishings.

Please note that villa owners may occasionally make changes or updates to their properties after our most recent inspection, and some details may therefore vary slightly from the website description.

OCCUPANCY & NUMBER OF GUESTS

Upon arrival, guests may be required to present passports or identification cards in accordance with local registration regulations.

Each villa has a maximum occupancy based on the size of the property and its facilities. Guests are kindly requested to confirm the final number of occupants at the time of booking. Any additional guests must be approved in advance by Stay Comfy Villas and the property owner.

If the number of guests exceeds the permitted occupancy without prior approval, Stay Comfy Villas and the villa owner reserve the right to refuse entry to additional guests or apply additional charges. Camping, tents, camper vans, or similar arrangements are strictly prohibited at all properties.

CHANGES & CANCELLATIONS BY STAY COMFY VILLAS

While changes to confirmed bookings are rare, Stay Comfy Villas reserves the right to make necessary amendments or cancellations due to circumstances beyond our control, such as property damage or unforeseen issues affecting the villa’s availability.

In such cases, we will make every effort to offer a suitable alternative property. If no alternative is available, or if you choose not to accept the alternative offered, all payments made to Stay Comfy Villas will be refunded in full, excluding any applicable bank transfer charges. Stay Comfy Villas shall not be liable for any additional claims or expenses.

INSURANCE

We strongly recommend that all guests obtain comprehensive travel and health insurance, including coverage for cancellations, flight disruptions, medical expenses, evacuation, repatriation, and loss or damage to personal belongings.

Stay Comfy Villas shall not be held responsible for accidents, injuries, delays, losses, or inconveniences caused directly or indirectly by circumstances beyond our control, including but not limited to natural disasters, severe weather conditions, government actions, civil disturbances, or third-party services used during your stay.

LIABILITY

Stay Comfy Villas acts solely as an agent for the property owner and shall not be held liable for any loss, damage, injury, delay, expense, or inconvenience arising from the use of the accommodation, villa facilities, or related services, except where required by law.

We reserve the right to refuse or discontinue services to any guest whose behaviour is deemed inappropriate or disruptive.

COMPLAINTS

Should any issue arise during your stay, guests are kindly requested to report it immediately to the villa manager or directly to Stay Comfy Villas so that we may have the opportunity to resolve the matter promptly.

Complaints submitted after departure may not be considered where it is no longer possible to investigate or resolve the issue effectively.

GUEST CONDUCT & RESPECT FOR THE PROPERTY

The person making the booking is responsible for the conduct and behaviour of all guests staying at the villa. Guests are expected to treat the property, furnishings, and facilities with care and respect throughout their stay.

Any damages, missing items, or excessive cleaning requirements may result in additional charges. Villa owners reserve the right to terminate a stay without refund in cases of serious misconduct or violation of the villa’s rules and regulations.

SAFETY & SUPERVISION

Guests are responsible for exercising due care while staying at the villa, particularly around swimming pools, gardens, balconies, beach areas, roads, and other potentially hazardous areas. Children must be supervised at all times.

Stay Comfy Villas shall not be held responsible for accidents, injuries, or losses occurring during the stay as a result of improper use of the property or lack of supervision.

VALUABLES

Guests are responsible for the safekeeping of their personal belongings and valuables during their stay. Where available, valuables should be stored in the villa’s safety deposit boxes.

Neither Stay Comfy Villas, the villa owner, nor villa staff shall be held responsible for any loss, theft, or damage to personal belongings.

TRAVEL DOCUMENTATION

Guests are solely responsible for ensuring they hold valid passports, visas, travel permits, health certificates, and any other documentation required for travel and entry into the destination country.

DATA PROTECTION

In order to process and manage your booking, Stay Comfy Villas may collect certain personal information. All personal data will be handled confidentially and used solely for booking and guest service purposes.
